The building responds to its unique location with a concentration of density and scale towards the south allowing for connection with the river, city and views across the broader Brisbane region. Independent lift cores allow for the majority of apartments to receive flow through ventilation with deep verandahs located to the north and south. Flexibility of living is achieved by screening verandahs for passive solar control or privacy from adjoining residential uses to the north or from ships in harbour to the south.
The building incorporates 68 apartments across 15 levels over a single level basement and ground level retail/residential entry. The proposal comprises of 13 levels of single storey two, three and four bedroom apartments and a penthouse level containing four, two storey apartments with larger living and balcony spaces including operable roofs. The proximity of the building to the water provides unique opportunity for water cooled air conditioning systems as well as a range of other environmentally sustainable design solutions.
Based on requirements of the brief the basement car park is limited to a single level. Whilst this achieves construction efficiencies the single level footprint cannot accommodate the number of cars required by the brief.
