Acquisition of the unusual mixed use project occurred midway through construction whilst it was known to contain a number of non compliant building issues. The extent of existing structure and constraints of the existing Development Approval limited the brief to addressing the areas of non compliance, refurbishing and providing the existing commercial tenancy with a distinguishable street address, and redesign of two upper level apartments into prestige residences.

The configuration of the site and the constraints of the floor plate resulted in long slender apartments linked by a series of open courtyards and a generous rear deck facing city views. Externally the building utilizes simple screening gestures to homogenize the randomness of the existing façade. Polycarbonate sheeting wraps the existing stair and life core whilst horizontal aluminum sun blades offer privacy, solar protection and a rhythm. The combination of a restrained palette of colours, controlled planning and an interaction between internal and external spaces creates an environment both serene and engaging.
